Public consultation outlines plans to reimagine a key Birmingham city centre site with up to 1,500 new homes, commercial space and significant new public realm.
Henley and Sixth Street have unveiled emerging proposals for the regeneration of Martineau Place in the heart of Birmingham city centre.
The public consultation marks the latest stage in the evolution of the site, which Henley and Sixth Street acquired in a joint venture in 2021. The proposals would transform the existing shopping centre into a new mixed-use neighbourhood, bringing together new homes, offices, shops, cafés, bars and restaurants alongside extensive new public spaces.
At the heart of the plans is the potential for up to 1,500 new homes, alongside 26,000 sq m of commercial and retail space and new Grade A offices.
The proposals also place a strong emphasis on the public realm. More than half of the site could be opened up for public use, with new green spaces, planting and pedestrian and cycle routes designed to create better connections through this part of Birmingham.
A new central route would reinstate Martineau Street, reconnecting a historic route through the site and improving links between Curzon Street, Cathedral Square, Bull Street and the wider city centre. New public spaces proposed across the masterplan include Union Street Gardens, Martineau Dials and Botanical Arcade, creating a series of distinct places to meet, spend time and move through the city.
Martineau Place sits within Birmingham City Council’s wider Central Heart vision, which seeks to strengthen connections between the new HS2 Curzon Street Station, the Bullring, New Street Station, the Colmore Business District and the wider city centre.
The design approach also draws on the history and character of the surrounding area. Building heights are proposed to step down towards Corporation Street, while the masterplan takes inspiration from Birmingham’s historic street pattern, commercial arcades and civic architecture.
The recent consultation has provided residents, businesses and other stakeholders with an opportunity to explore the proposals and help inform the plans as they continue to develop.
The launch has also attracted attention across the Midlands property and business press. Place Midlands reported on the latest plans following the consultation launch, with the proposals also covered by Insider Media and TheBusinessDesk.com.
