Henley Completes Sale of Galeria Pestka Shopping Centre in Poznań
Henley has completed the sale of Galeria Pestka, a 41,658 sqm (448,000 sq ft) shopping centre in Poznań, Poland, to OPAL CENTRES, a subsidiary of DromeStar Group, a real estate investor.
Henley acquired the asset in 2021 and repositioned the tenant mix and customer offer, resulting in occupancy remaining above 95% while annual footfall grew from 4.8 million to 5.1 million, surpassing 2019 pre-COVID levels.
During Henley’s ownership, 61 new lettings and renewals were completed, including Action, JYSK and Woolworth. Henley also delivered a full refurbishment of the food court, now home to five operators including KFC, OLIMP and Sphinx.
The two-level shopping centre is located in northern Poznań, with a fast tram interchange at its main entrance. Its 60 units are anchored by Carrefour, Bricomarché and MediaMarkt, alongside CCC, Pepco, Dealz, Action, Rossmann and Sinsay.
Poznań is Poland’s fifth-largest city and a major economic powerhouse, serving as a key financial and industrial centre.
Tom Duff, Investment Director, Henley said:
“We are pleased to complete the sale of Galeria Pestka, a well-located retail centre with a great tenant line-up. During our ownership the tenant mix and food offer was brought up to date, while maintaining occupancy and growing footfall. With the business plan delivered in full, this was the right moment to sell and realise the returns for our investors.”
Henley continues to focus on large-scale urban regeneration and on investments across the living, office, industrial/logistics, retail and alternative sectors in Europe and the US.
Avison Young acted as commercial adviser to Henley, with GT Law acting as legal adviser.
